ONTARIO RANCH -
ATTACHED NEIGHBORHOODS
Ontario, California
It all began with New Haven, a residential community of roughly 1,000 detached and attached homes. Originally introduced as Holiday and Solstice, these innovative attached home types - pioneered by Brookfield Homes - were first introduced in the vast master planned community called Ontario Ranch.
From there, The Galloway Group helped shape a series of vibrant neighborhoods for Brookfield Residential, including Emerald Park, Canvas Park, and Sundance Park within the Rich Haven Specific Plan and Bloom in the Edenglen Specific Plan.
At the same time, the firm designed several planned communities for Richland Communities on former dairy lands, later sold to builder partners and developed as Neuhouse by Landsea Homes, Tilden by Tri-Pointe Homes in the Rich Haven Specific Plan, and Wildflower Acres by Pulte Homes in The Esperanza Specific Plan.
Lastly, The Galloway Group conceptualized the Site Plan for Falloncrest Ontario for RCCD and Lennar Homes in the Grand Park Specific Plan. Together, these communities - featuring a wide range of affordable attached housing options - have helped establish Ontario Ranch as one of California’s top-ranked master planned communities for the past decade.

THE BOULEVARD
Anaheim, California
An existing trucking site within the redevelopment district of downtown Anaheim, California, provided the location for John Laing Homes’ first infill development within the City. Located between Anaheim Boulevard, a major arterial roadway, and South Lemon Street, a local residential street lined with vintage homes from the original colonization of the area, the site needed a solution that would address these two different edge conditions.
The Galloway Group prepared a Site Plan that included 36 motorcourt townhomes along Anaheim Boulevard, indicative of historical “brownstones” and sited 19 single-family homes with a historic architectural character along the existing residential street. The plan included an intimate pocket park and achieved close to 11 units/acre overall.

VILLAS VERONA
Scottsdale, Arizona
Villas Verona is a private community in Scottsdale, Arizona, featuring 55 attached dwelling units, including stacked flats and townhomes. The architectural design emphasizes front doors, outdoor courtyards, and decks oriented toward the expansive mountain views and a central open space greenbelt, giving the community a low-density residential appearance from surrounding areas. The community offers three distinct floor plans, ranging from approximately 1,225 to 1,775 sq. ft.
The architectural theme evokes a Tuscan character, reminiscent of an Italian country village. The one- and two-story buildings include single-level stacked units and two-story townhomes. This configuration offers ground-floor, single-level units with direct-access garages, catering to an active senior demographic. The 5-acre site achieves an overall density of 11 dwelling units per acre.

STRADA
Mesa, Arizona
Strada is a private neighborhood featuring 75 townhome units arranged along a tree-lined residential street and intimate pedestrian paseos. The neighborhood design optimizes the site’s potential by minimizing interior streets. An entry promenade provides access to local alley loops serving the neighborhood and culminates at the main recreation facility and open space corridor.
The architectural theme showcases contemporary interpretations of Italian and Tuscan styles, with three distinct floor plans ranging from approximately 1,295 to 1,550 sq. ft. The 6.4-acre site achieves an overall density of 11.7 dwelling units per acre.

VANDEREYK / NEUHOUSE
Ontario, California
The Galloway Group created a comprehensive Master Plan for Richland Communities within the Rich Haven Specific Plan, blending a variety of attached and detached housing types. The plan transformed 80 acres of former dairy land into 678 homes and three local parks, bringing new life to a once agricultural area. The development plan facilitated the sale of the parcel to Landsea Homes and the construction of the Neuhouse planned neighborhood.
Following a Specific Plan Amendment that repurposed a significant portion of the site for warehouse uses, the remaining residential area - owned by two separate developers - was designed as a cohesive community featuring complementary attached home products.

LOS PASEOS
Phoenix, Arizona
Los Paseos is a private neighborhood consisting of 108 row-townhomes sited along tree-lined residential streets and pedestrian friendly walkways. The design theme consists of contemporary expressions of Monterey and Spanish style architecture. Three floor plan designs (approximately 1,190 sq. ft. to 1,345 sq. ft.) are combined into three building plans, ranging from four to six townhome units per building.
The neighborhood design provides front entries and porches on the front and side elevations. All of the front entries face onto the private loop street or onto greenbelt paseos between the buildings. The 8.5 gross acre site achieved an overall density of 13.0 du/ac, and included a common recreational area with a pool and spa.

PATCHOGUE MIXED-USE
Patchogue, New York
The Galloway Group’s solution for a mixed-use Site Plan combined two attached residential neighborhoods and a local commercial convenience store/pharmacy for a parcel on Long Island, New York.
The plan addressed the impact of an adjacent busy street, while providing a compatible transition to nearby single-family homes. The building plans for the townhome units were designed to appear to be larger single-family homes.

ALTA VISTA APARTMENTS
Escondido, California
The Alta Vista Apartments’ steep hillside property offered favorable zoning for a multi-family development, but the site's slopes exceeding 25% posed significant challenges. The Site Plan demonstrated that the most feasible solution would need to minimize development costs while avoiding the added expenses of split-level building construction.
The Galloway Group designed a Site Plan that maximized distant mountain views by incorporating a serpentine, single-loaded street to navigate the steep terrain. A central recreation center with a pool served as the activity hub.

TUSCANA VILLAGE APARTMENTS
Ontario, California
The Galloway Group provided planning and building design services for these medium-high density Tuscana Village Apartments. The Galloway Group used a proven three-story building type with stacked flats and carriage units to achieve over 25 units per acre for this multi-family development.
The building design featured five distinct floor plans, ranging from one to three bedrooms and a central leasing and recreation complex. The firm also developed the Development Standards and Design Guidelines for the project’s entitlement.
