Riverbend - Phoenix, AZ
The master plan concept for Riverbend intended to transfer this unused industrial parcel in south Phoenix into a sustainable residential community of 471 homes with a mix of single family products. Adding to the constraints was a preliminary plat map that proposed a lot width that prohibited conventional detached homes. The Galloway Group created a planning strategy to develop three different segmented single family home types to shorten absorption periods and optimize overall sales. The site plan was based on New Urbanism principles with grid like street patterns and a hierarchy of formalized open space areas forming the focal center of each mixed residential neighborhood and the community overall. The Galloway Group developed architectural designs for three residential home types that reinforced the traditional neighborhood concept and supported an allowable density bonus of 6.9 du/ac with approximately 20% open space.
