Esperanze Specific Plan - Ontario, CA

Located within the New Model Colony area of the City of Ontario, California, this 223 acre site was part of an overall General Plan Update that considered the conversion of the vast dairy farms to permanent land uses. The Galloway Group prepared the master site plan for 1,410 residential units, created overall design guidelines, and crafted specific development standards for eight residential product types. The plan created ten intimate residential neighborhoods oriented around a central elementary school. A five acre public park anchors the northern part of the site which is slated for higher density attached development. The southern portion of the site is planned for a variety of detached residential homes with three small pocket parks. Proposed community character within Esperanza is reflective of the early Ontario “colonies” combining a variety of styles including Spanish, Craftsman, Traditional and Western Ranch.
