The Galloway Group created this higher density detached concept for K Hovnanian Homes of Arizona. The developer was looking for a strategy to attract a greater share of the booming first time homebuyer market in the Phoenix Valley. The Galloway Group designed eight floor plans utilizing a green-court design concept, where six homes are oriented around a pedestrian courtyard that provides accessibility to the front door of the home, while creating a garden like amenity for the residents. The courtyard homes design allowed for plotting flexibility to adjust the mix of homes in response to sales patterns, minimized the visibility of garages on the street, and achieved a density of approximately 10 units/acre. Floor plans ranged from 1,200 sq. ft. to over 2,000 sq. ft.
