Alize - Mesa, AZ

A local land owner approached The Galloway Group to assist in determining a residential use for an undeveloped, commercially-zoned space that had limited accessibility and a challenging triangular parcel shape due to an adjacent water channel. In order to achieve its financial objectives, the Client needed a density of 8 units per acre and the City and the marketplace did not want any attached residential development. The site plan proposed a gated neighborhood of 53 homes utilizing a unique Z-lot product design that yielded almost 8.3 du/ac while providing an attractive street appeal that disguised the building intensity and accommodated much-needed on street parking along the private drives. The architectural concept included several distinct elevation expressions with a European theme. Floor plan designs included a single story home and ranged from approximately 1,415 sq.ft. to over 2,400 sq.ft. and incorporated an innovative use and benefit easement to reduce the visual impact of the garage door along the street and optimize private yard areas.
